Scandium begins reconstruction of a century-old building

Scandium’s real estate portfolio has been enriched with a significant architectural and historical landmark – the company has acquired the Sõjakooli 1 building in Tallinn’s Tondi district from Urmas Sõõrumaa. The building is part of a heritage-protected barracks complex that weaves together layers of Estonian, Russian, and German military history.

The Tondi barracks complex is one of the most iconic military heritage areas in Tallinn. Its Jugendstil buildings, decorated with red brick and limestone, were completed more than a century ago. The richly ornamented façades have given the buildings a dignified and recognizable appearance throughout the decades. The Sõjakooli barracks have stood unused for a long time and are now awaiting a new, meaningful role. “The Tondi campus area has undergone a remarkable transformation in recent years – a former military zone has evolved into a vibrant residential and business hub. We are very pleased to contribute to this development by giving a unique historic building new purpose and life,” said Maido Lüiste, CEO of Scandium Kinnisvara.

An opportunity to own a piece of history

The reconstruction of the Sõjakooli 1 building, planned for 2026–2027, will open the door to a wide range of uses. The building will feature modern office spaces and apartments, enriching the network of living and working environments in the Tondi district.

A dynamic and diverse business environment will take shape within the building. Both smaller and larger companies are welcome – from creative studios to fast-growing technology firms. What makes the project especially distinctive is the opportunity to purchase a commercial space rather than rent it – a rare chance to truly own a piece of history.

From a 15-minute city to a 1-minute city

“The Tondi district is a perfect example of a ‘1-minute city,’ where everything needed for living and working is just steps away,” added Maido Lüiste, CEO of Scandium Kinnisvara. Educational institutions, a dense public transport network, cafés, shops, and green recreational areas are all nearby. The area is also well known for its diverse sports facilities, including large tennis and padel courts as well as fitness clubs.

Renovation works on the building will begin this autumn, creating a complex that combines historical character with fully modern functionality.
