A modern rental house, Newton Studios by Scandium, was opened in Tallinn

In September 2020 a modern rental house, Newton Studios, was opened in Mustamäe next to Tehnopol. The house has 90 furnished rental apartments, which are intended for students studying nearby as well as for specialists staying in the city for a shorter period of time. What makes the house unique is the co-living concept – comfortable opportunities have been created for residents to spend time together and create a sense of community.

Newton Studios, developed by Scandium Real estate, has four types of rental studios – you can live alone or in pairs, as a couple or with a friend. In addition to rental apartments, Newton has a gym, a ping-pong and TV area, and a laundry room for residents. Outside there is a cozy terrace, a park area, a bicycle park, a scooter charging station, and a community-style kitchen garden. There is a car park on the recessed ground floor.

What makes the house special is its focus on the co-living concept. Co-living refers to the purposeful creation of a community in a house where people with a similar mindset or attitude spend the night. Newton has various common areas, such as a table tennis room, gym, and community garden. In addition, the house hosts events and gatherings for residents, from board game evenings to theme parties and film screenings.

Kalle Aron, Partner and Development Manager of Scandium Kinnisvara: “Scandium has always created common areas in rental houses, where people can do important things in terms of saving time and comfort. With the concept of co-living in mind, we have gone a step further and thought of spaces that would bring people together, provide entertainment, and the opportunity to meet their fellow residents. The aim is to provide for young people who are just moving to Tallinn, a community and in the future, a community of friends with whom to create new startups, promote Estonian entrepreneurship and carry out world-changing projects.”

Ildiko Siimon, Head of Scandium Kinnisvara co-living business line: “All in all, Newton is a new accommodation concept. You can stay here for as long as you need – be it a week or several years. All studios are fully furnished, making moving in quick and convenient. There is even everything you need for cooking in the cupboards, not to mention the internet spreading all over the house. As the manager of the house, we also make sure that interesting events take place here regularly and that the concept of co-living really gets a boost in Estonia.”

Newton Studios, together with all rental apartments, will remain in the portfolio of Scandium Kinnisvara managed by its subsidiary Nestin Rent. The architects of the house are Kauss Arhitektid, and the main contractor was Stark Ehitus.
