Medicum, one of Estonia’s largest private healthcare providers, will open a new rehabilitation clinic in Tammsaare Health Centre, which is scheduled for completion at the end of this year. The clinic will occupy the entire second floor of the building. With Medicum joining the tenant community, 80% of the leasable space in the six-storey health centre developed by Scandium Kinnisvara is now covered by lease agreements.
At Tammsaare Health Centre, Medicum will primarily provide rehabilitation services for adults and children. The key factors behind the choice of location were convenient accessibility, a direct connection to Mustamäe Shopping Centre, and the opportunity to reach a wider patient base.
“Healthcare services should be located where people can easily access them. The direct connection between Tammsaare Health Centre and Mustamäe Shopping Centre allows patients to combine healthcare appointments with their everyday activities, while the new parking facility will make arriving by car more convenient. It is equally important to us that the new environment supports the daily work of our specialists.
The new clinic will significantly improve access to rehabilitation services. We estimate that we will be able to provide modern, evidence-based care to more than 4,000 people annually. One of Estonia’s national healthcare priorities is to ensure a comprehensive and seamless patient journey. However, rehabilitation currently plays a relatively limited role in that journey. This is why we have decided to focus specifically on rehabilitation services at this location,” said Priit Eelmäe, Member of the Management Board of Medicum Taastusravi.
Healthcare Services Integrated into Everyday Life
Tammsaare Health Centre is easily accessible to residents of Mustamäe, Kristiine and Õismäe and is directly connected to Mustamäe Shopping Centre. The shopping centre’s established visitor base and wide range of everyday services were important factors in Medicum’s decision to expand to this particular location. A new parking facility with 450 spaces is being developed as part of the complex and is scheduled for completion in early 2027.
In addition to Medicum, Tammsaare Health Centre will accommodate SYNLAB, Estendo medical specialists, Invaru, Nordoptika, several family medicine practices, dental services, a reformer Pilates studio, and other healthcare and wellness providers. Bringing together specialists from different fields under one roof will allow visitors to access multiple essential services in a single location while creating opportunities for collaboration between service providers.
“Medicum’s decision to occupy the entire second floor marks an important milestone for Tammsaare Health Centre. Even before the building’s completion, we have achieved an 80% occupancy rate, with a strong mix of complementary healthcare providers preparing to move in. This confirms the significant demand for easily accessible premises specifically designed for healthcare services,” said Maido Lüiste, CEO of Scandium Kinnisvara.
According to Lüiste, negotiations with prospective tenants are ongoing, with the aim of further expanding the range of services available at the health centre.
“We still have several attractive spaces available. Our goal is to bring in services that best complement the existing offering, establishing Tammsaare Health Centre as a comprehensive healthcare destination for local residents. At this stage, we can still accommodate the specific needs of new tenants, but as the building approaches completion, opportunities for customisation will become increasingly limited,” Lüiste added.
Part of the New Mustamäe Süda District
Tammsaare Health Centre, currently under construction on Sääse Street, forms part of Mustamäe Süda, a new mixed-use residential and commercial district spanning more than 55,000 square metres.
The integrated development includes Mustamäe Shopping Centre, the new health centre, a parking facility under development, and Mustamäe Manhattan, a 24-storey residential tower currently under construction. The district brings together residential living, retail, healthcare and everyday services in one conveniently accessible location.
Tammsaare Health Centre is scheduled for completion by the end of 2026.
