Three stages of the sales process
Reserve an apartment
When an apartment is reserved, an agreement is entered into with the buyer, who pays a reservation fee in the amount of €2000 to confirm their commitment to purchasing the property.
Contract under the law of obligations
A notarised contract of sale under the law of obligations is made with the buyer, where all the terms and conditions of the transaction are agreed. The prerequisite for entering into a contract under the law of obligations is that the buyer has paid 5% of the purchase and sales price of the transaction. After six months, an additional 5% of the purchase-sale price of the transaction must be paid.
Real rights contract
A viewing of the apartment with the buyer will take place when the apartment is completed, after which a notarised real rights contract will be entered into, the buyer will pay the remainder of the purchase and sales price and the right of ownership will be transferred to the buyer.
The purchase and sales price of an apartment price includes:
- The interior finish of the apartment according to the selected package (packages 3 and 4 are subject to an additional fee)
- Two parking spaces
- A storage room
- The construction of and connection to utility networks (water supply, electricity, sewerage);
- Installation of solar panels in positions chosen by the developer
- Apartment-based energy meter
- EV charging cables
The price does not include:
- ̧the notary fees and state fees related to entry into the sales contract (paid by the buyer);
- the connection fees of data communication, cable TV, telephone and security services.
